Appointed by main contractor H & J Martin, Mansell Finishes is now in the middle of major on-site works at the Outwood Wharf residential development located in Salford, Greater Manchester.
Phase one of the development includes 246-apartments across three blocks. Mansell Finishes has secured works on block two, a 15-storey, 138 apartment development that once completed will offer three-bedroom townhouses, one and two bed flats and two bed duplex apartments.
Worth almost £1m to the company Mansell Finishes commenced on site with H & J Martin in July 2018. The works, which are expected to be completed in March 2019, include 13,150m2 of partition walls, 8,700m2 of MF suspended ceilings and 1,115m2 of LIN bulkheads utilising Knauf drylining materials plus 35,000m2 of skimming.
Reclaiming a brownfield site, the £35 million development is located between Salford Central railway station and the city’s University Quarter. Designed by IBI Group for Peterloo Estates, it is within easy walking distance of Manchester City centre and forms a significant part of a rapidly developing new urban neighbourhood.
Due to restricted access and minimal storage available on-site, materials are being delivered by Mansell Finishes to the workface using just in time logistics with immediate offload into the building. Close liaison is required with H & J Martin in order to manage waste removal.
Mike Foy, Commercial Director at Mansell Finishes comments: “By being involved early in the process our specialist teams were able to find significant quantity savings within the measured works that in turn resulted in a substantial reduction in the materials bill. Due to our experience and knowledge of managing similar developments we are always looking to add value in this way. Salford really is a hive of activity for residential developments and Outwood Wharf is at the centre of urban regeneration in the area. Long may this continue as Manchester rapidly continues its redevelopment.”
